Is Heritage Shores a gated community?
No, it is an open community, but the guard house and opening driveway design provide a sense of privacy from the outside community.

What kind of storage do the homes have?
Every Providence home features at least one linen closet and walk-in closets are standard in the master bedrooms. Also, an optional sky basement may be available in your chosen home style, giving you an area above the garage with finished walls and flooring. You may also want to consider a Gladiator™ shelving and bench system for the garage. To see all of these features, please visit the Providence model neighborhood.

Will I have to maintain my own lawn?
Only if you want to. Should you choose to have your landscaping professionally managed, we can provide you with preferred contractors or you may choose to hire your own outside professionals.

What are the home prices at Heritage Shores?
Providence homes currently start in the mid $200s, and eventually will increase as demand increases and more amenities are added to the community over the next year.

Will I own the house and lot?
Yes, like any real estate transaction, you are purchasing your home and the lot within the Heritage Shores community. What if I want to sell my house? You will be responsible for selling your own home if you should ever choose to leave Heritage Shores or move to a different area in the community. You may sell your home “by-owner” or hire your own real estate agent to manage the sale for you.

How much are the property taxes?
The average home in Heritage Shores will require less than $3,000 per year for property taxes. For more specific information, please call the Providence Sales Cottage or the Town of Bridgeville.

Are there homeowner association fees associated with this community?
Yes, there are required HOA fees. Please inquire at the Providence Sales Cottage for more details about the program.

How energy-efficient are Providence homes?
All Providence homes are designed and built to meet the guidelines of the national Energy Star Partner™ program. When construction is complete, each home is inspected by a third party inspector to ensure all the program requirements have been met. Following the Energy Star Partner™ guidelines also ensures that the owners have the opportunity to save hundreds of dollars each year on energy costs.

What kind of warranty comes with my Providence home?
Providence provides a 10-year builder warranty, backed by a third party warranty company.

Can I have pets in my home?
Yes, since you own your own home, you may own pets in accordance with the laws of Bridgeville and Sussex County.

Is the golf course public or private? Do I have to pay for a golf club membership?
When it first opens, the golf course will be public. However, Heritage Shores homeowners will have priority access to scheduled tee times. Golf club membership will be voluntary for homeowners. If future demand for membership is very high, the golf course may become private.

When are the Clubhouse, golf course, and Sports and Aquatic Center scheduled to open?
They are all 100% Ready and open.
